MAKE YOUR MISTAKES ON PAPER - NOT DURING THE BUILDING STAGE!
Above all, have a clear idea of what you want to achieve. Research the project thoroughly, and visit similar properties.
Common, costly errors to be avoided are:
Lack of forward planning
Plan well ahead and try to foresee how our business will grow and expand. Allow for this, do not ‘sterilise' a site by poor planning.
Single storey buildings constructed with insufficient foundations for adding a second storey.
This is particularly relevant if space is limited and theonly way for expansio nis to buld upwards rather than outwards. (This generally relates only to traditional brick/block structures.
Piecemeal building instead of a planned, integrated design.
This is where having a professional site survey carried out is extremely beneficial.
Inadequate car parking
Inadequate storage facility
Existing structures
If converting a site, do not allow existing structures to stop the correct siting of new buildings / facilities
Lack of quiet areas
Poor quality finishes
Eg floors/walls which need to be robust.
Poor location of various facilities in relation to other units.
Not providing separate zones for public and staff.
